8 Staging Tips for the DIY'er

I was surprised to find out that only 10 percent of buyers can’t see past “the stuff” in a home, or past the lack of.  That’s never been a problem for me, my problem is I can see potential in just about every property I show.  But for those of you that could use a little help getting buyers to see the potential in your listing or personal home I came up with 8 Staging Tips that should give you a boost.

 

1.      CREATE A FOCAL POINT

Each room needs a place for the eyes to rest.  If there is to many things going on in a room the brain doesn’t know what the main focus is. 

 

2.      GO NEUTRAL

 If you have different colors in every room it’s time for a paint job.  When choosing a color appeal to the masses.  Ask your local paint dealer what the most popular neutral color is right now.  Buy a sample and try it on multiple walls.  Remember paint color changes throughout the day.

 

3.      ADD A SPLASH OF COLOR

But not on the walls. Throw pillows are a Stagers best friend, they add color and softness.  Use the color of your pillows in small doses through the rest of the house. 

 

4.      LIGHT IT UP

Change out your light bulbs!  Use the highest wattage your fixture allows.  I like the Reveal light bulbs myself.  They are bright but not harsh.        

 

5.      MAKE THE BED

Don’t just fold up the covers, make the bed Hotel style.  Really put some effort in it and add 3 rows of pillows.  Nothing says luxury and comfort like a bed with lofty pillows.

 

6.      NIX THE FAMILY PHOTOS

Your going to move anyhow, might as well start packing those photos away.  Buyers have a hard time not stopping and looking to see who lives there which distracts them from seeing the homes attributes. 

 

7.      PUT A LID ON IT

For the love of people close the toilet seat.  No one wants to see in there, especially for pictures.  I know it may not be your house hold habit but again, your moving.
